COMMON QUESTIONS

Frequently Asked Questions

Can a foreigner own property in Thailand?

Foreigners cannot own land in Thailand outright, but can own a house or villa structure, and can hold property through a long-term lease (typically 30 years, renewable) or via a Thai company. Condominiums can be owned freehold by foreigners up to 49% of a building's total units. We can advise on the best structure for your situation.

What is the difference between a yellow book and a blue book?

The blue book (Tabian Baan) is the official Thai household registration document and is issued to Thai nationals. The yellow book (Tor Ror 13) is the equivalent for foreign nationals living in Thailand — it registers you at a specific address and serves as official proof of residence.

How long does a visa extension take?

Most visa extensions are processed on the same day at the local immigration office. However, processing times can vary depending on the office and time of year. We recommend allowing a full day and ensuring all documents are prepared correctly in advance — which is where we can help.

Do I need to speak Thai to buy property in Thailand?

Not with our help. All Land Department and government processes are conducted in Thai, but Jamnapa will accompany you, translate everything, and ensure you understand every step. We also ensure all contracts and documents are explained to you in English before you sign anything.

What documents do I need for a yellow book?

Typically you will need your passport, valid visa, proof of address (such as a lease agreement or title deed), and in some cases a letter from your local embassy. Requirements can vary — contact Jamnapa and she will give you a precise list for your specific situation.

Are your service fees inclusive of government fees?

No — our service fees cover Jamnapa's time, expertise, translation and accompaniment to government offices. Any government fees, Land Department transfer taxes, or official charges are separate and paid directly to the relevant authority. We will always give you a full cost breakdown upfront.
